Take Notice that the Council of the Township of Douro-Dummer will hold a public meeting of the Committee of Adjustment to consider a proposed Minor Variance under Section 45 of the Planning Act, R.S.O., 1990, as amended.

 

Subject Property:

The property subject to this application is shown on the key map above and is located within Part of Lot 28, Concession 6, Dummer Ward, in the Township of Douro-Dummer, in the County of Peterborough, municipally known as 2089 White Lake Road West and assigned Roll Number 1522-020-005-15200.

The meeting will be held in person and electronically (virtual). Any person wishing to make written and/or oral submissions either in support of, or opposition to the proposal must contact the Clerk by email at mchaithartwig@dourodummer.ca or call 705-652-8392 ext. 210 no later than 9:00 a.m. on the day of the scheduled public meeting. Please indicate if you wish to attend in person or virtually and you will be provided with the applicable instructions for participation.

If you wish to view the public meeting in real time, but do not wish to speak to the application, the meeting will be hosted on the Township’s YouTube Channel. The meeting will also be recorded and available after the meeting for public viewing on the same platform.

It is the responsibility of the interested members of the public to have technology in place to connect to the meeting.

Purpose and Effect of the Application:

The subject property is zoned Shoreline Residential (SR) as shown on Schedule B11 to By-law No. 10-1996, as amended. 

The Owners wish to demolish the existing dwelling with a ground floor area of 87.6 m2 and construct a new dwelling with a ground floor area of 105.9 m2. The existing dwelling does not comply with the water yard setback or side yard setbacks. Given the substantial demolition and change in shape, size, and floor area, the proposed construction will no longer have legal non-complying status and requires relief from the By-law in order to recognize deficient water yard and side yard setbacks in order to permit the new construction.

The purpose of the minor variance is to permit the following relief from the By-law to facilitate the construction of a new dwelling on a similar footprint as the existing dwelling:

  • Minimum water yard of 17.3 m whereas a minimum water yard setback of 30 m is required (s. 6.2.1 h))
  • Recognize the northern interior side yard setback of 1.12 m, whereas the existing setback is 0.89 m and the required setback is 6 m (s. 6.2.1 e))
  • Recognize the southern interior side yard setback of 4.06 m, whereas the existing setback is 3.97 m and the required setback is 6 m (6.2.1 e))
