Notice of Complete Application and Public Meeting for Zoning By-law Amendment File No. R-02-26

Take Notice that the Council of the Corporation of the Township of Douro-Dummer has received a complete application for Zoning By-law Amendment (ZBA) and will hold a public meeting to consider the proposed amendment to the Township of Douro-Dummer Comprehensive Zoning By-law No. 10-1996, as amended, under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended.

Subject Property:

The lands subject to the application are shown on the Key Map below and are located at 1071 Moodie Drive, Part of Lot 21, Concession 6, in the Douro Ward, Lot 4 on Plan 41, identified by property roll number 1522-010-001-38000. The application has been assigned File Number R-02-26.

Purpose and Effect of the Application:

The subject property is currently zoned Shoreline Residential (SR) as shown on Schedule 'B3' to By-law No. 10-1996, as amended. The subject property is an existing lot of record that is approximately 0.22 ha in size with a lot frontage of approximately 27.94 m along Moodie Drive and a shoreline lot frontage of approximately 42.50 m along Katchewanooka Lake. The property is developed for residential use in the form of a two-storey single detached dwelling with attached garage.

The amendment proposes to rezone the subject property from the Shoreline Residential Zone (SR) to the Special District 269 Zone (S.D. 269) to facilitate the development of a 14.87 m2 boathouse, inclusive of a 3.71 m2 attached deck. The proposed amendment will permit a minimum eastern interior side yard setback of 1.95 m for the boathouse and will serve to recognize the existing deficient lot area, lot frontage, and shoreline lot frontage, as specified above.

All other applicable zones and provisions of By-law No. 10-1996, as amended, will continue to apply.

Public Meeting:

The meeting will be held in person with an option to attend virtually. Any person wishing to make written and/or oral submissions either in support of or opposition may attend the meeting in person or can make arrangements to attend the meeting virtually.

Although members of the public welcome to attend a meeting virtually or in person and provide verbal submissions, we encourage you to communicate with Council by forwarding written comments in support or in opposition to the Clerk - Deputy CAO by email.

If you wish to view the public meeting in real time, but do not wish to speak to the application, the meeting will be hosted on the Township’s YouTube Channel. The meeting will also be recorded and available after the meeting for public viewing on the same platform.
