Notice of Complete Application and Public Meeting for Zoning By-law Amendment File No. R-05-26
Take Notice that the Council of the Corporation of the Township of Douro-Dummer has received a complete application for Zoning By-law Amendment (ZBA) and will hold a public meeting to consider the proposed amendment to the Township of Douro-Dummer Comprehensive Zoning By-law No. 10-1996, as amended, under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended.

Subject Property:
The lands subject to the application are shown on the Key Map below and are located at 2661 County Road 6, Part of Lot 30, Concession 7, in the Dummer Ward and identified by property roll number 1522-020-005-27803. The application has been assigned File Number R-05-26.

Purpose and Effect of the Application:
This rezoning is required as a condition of Consent Application File No. B-79-24, that was conditionally approved by Peterborough County on October 8, 2024.
The subject property is currently zoned Rural (RU) as shown on Schedule 'A2' to By-law No. 10-1996, as amended. The property is currently developed for residential use in the form of a single detached dwelling, a detached private garage, and sheds. As a result of the severance, multiple existing accessory buildings will be severed from the main residential use (i.e., existing dwelling).
The amendment proposes to rezone the severed parcel (Part 2 on Plan 45R-17963) from the Rural Zone (RU) to the Special District 268 Zone (S.D. 268) to permit the existing detached private garage and multiple sheds to remain in the absence of a main use on the severed lot. The proposed amendment will recognize the existing deficient rear yard setbacks of the existing sheds, being 0.4 m, 0.6 m, and 1.3 m, respectively, and permit a maximum height of 7.62 m for the existing detached private garage, as well as a maximum accessory lot coverage of 5.5% for the severed lot. The proposed amendment will also serve to otherwise apply the permitted uses and regulations of the Residential Zone (R) to the severed lot.
All other applicable zones and provisions of By-law No. 10-1996, as amended, will continue to apply.
Public Meeting:
The meeting will be held in person with an option to attend virtually. Any person wishing to make written and/or oral submissions either in support of or opposition may attend the meeting in person or can make arrangements to attend the meeting virtually.
