Notice of Complete Application and Public Meeting for Zoning By-law Amendment File R-01-26
Take Notice that the Council of the Corporation of the Township of Douro-Dummer previously provided Notice of Complete Application for a Zoning By-law Amendment (ZBA) in accordance with Section 34 of the Planning Act, R.S.O. 1990.
And Take Notice that the Council of the Corporation of the Township of Douro-Dummer will hold a public meeting to consider the proposed amendment to the Township of Douro-Dummer Comprehensive Zoning By-law No. 10-1996 under Section 34 of the Planning Act, R.S.O. 1990.

Public Meeting:
The meeting will be held in person with an option to attend virtually. Any person wishing to make written and/or oral submissions either in support of or opposition may attend the meeting in person or can make arrangements to attend the meeting virtually.
To make arrangements to attend the meeting virtually, please contact the Clerk - Deputy CAO by email no later than 9:00 a.m. on the day of the scheduled public meeting.
Although members of the public welcome to attend a meeting virtually or in person and provide verbal submissions, we encourage you to communicate with Council by forwarding written comments in support or in opposition to the Clerk - Deputy CAO by email.
If you wish to view the public meeting in real time, but do not wish to speak to the application, the meeting will be hosted on the Township’s YouTube Channel. The meeting will also be recorded and available after the meeting for public viewing on the same platform.
Subject Property:
The property subject to the application is shown on the Key Map below and are located at 2095 County Road 6, Part of Lot 26, Concession 4, in the Dummer Ward, being Part 1 on Plan 45R-5606, and identified by property roll number 1522-020-004-17810. The application has been assigned File Number R-01-26.

Purpose and Effect of the Application:
The subject property is currently zoned Rural (RU) and Development Zone (D2) as shown on Schedule 'A2' to By-law No. 10-1996, as amended. The property is developed with a single detached dwelling, a barn, and multiple accessory buildings.
The ZBA is a condition of Consent to Sever application File B-81-24. The ZBA will recognize the existing development on the proposed severed lot and will prevent future development within the existing natural heritage features. The ZBA will also allow for a hobby farm as a principal use and prior to the development of a single detached dwelling on the retained lands. In addition, a Holding (H) Symbol will be applied to the retained lands to ensure the installation and testing of a new water supply system is conducted prior to the issuance of a building permit.
All other applicable zones and provisions of By-law No. 10-1996, as amended, will continue to apply.
