Notice of Complete Application for Zoning By-law Amendment File R-03-26

Take Notice that the Council of the Corporation of the Township of Douro-Dummer has received a complete application for a Zoning By-law Amendment (ZBA) under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. The application has been deemed to be a complete submission under Section 34 (10.4) of the Planning Act.

A public meeting to consider the planning merits of the proposed ZBA has not yet been scheduled. A Notice of Public Meeting will be circulated in the future in accordance with the requirements of the Planning Act.

The lands subject to the application are shown on the Key Map below and are located at 17 Indacom Drive, Part of Lot 6, Concession 6, in the Douro Ward and identified by property roll number 1522-010-003-07115. The application has been assigned File Number R-03-26. An application for Site Plan Approval (SPA) has been concurrently filed. Both applications are currently under technical review.

Purpose and Effect of the Application:

The subject property is currently zoned Special District 177 (S.D. 177) as shown on "Schedule A1" to By-law No. 10-1996, as amended. The property is developed with multiple buildings to support the primary use by the Little Building Company (i.e., main building for minor constructions such as porches, docks, and decks) as well as accessory uses such as a bakery and a frozen yogurt/ice cream shop.

The Owners require the ZBA to permit the development of a miniature golf course on a vacant portion of the property and propose to add this as a permitted use to the existing Special District Zone. The miniature golf course will have 18 holes and will utilize an existing building on site for storage and maintenance purposes ancillary to the proposed miniature golf course.

All other applicable zones and provisions of By-law No. 10-1996, as amended, will continue to apply.
